Check These Often Ignored Sources of Water Leaks

Flooded HomeWater is an amazing force. It's a beautiful and powerful thing in nature, but when it's in your home, the damage it can do is unbelievable. When there's water where it doesn't belong, it can ruin floors, walls and your belongings. If you'd like to avoid an unexpected flood in your house, check out your washing machine and hot water heater.

Your hot water heater gets ignored most of the time, as long as it's doing its job. But this appliance needs some upkeep to avoid a problem. There's a sacrificial anode in every hot water tank. It should be replaced every two years to slow down corrosion of the tank itself and extend the life of your water heater. When it's not done, the tank can start to rust, which can eventually lead to it giving out and you finding 40 gallons of water on your floor.

Sediment build-up is rough on a hot water tank too, so you should flush out your tank every six months, especially if you have hard water. Neither one of these jobs is extremely difficult for a homeowner, but a plumber would be able to easily help you with these jobs.

The other high risk area for water damage is the washing machine. While the machine can last well over a decade, the hoses usually do not. They should be replaced every five years, and it's a good idea to choose a steel-braided variety rather than a standard rubber hose. The extra money is well worth it in the long run because of the added strength in handling water.

As long as washing machines and hot water heaters are functioning, they don't get much attention. Once there is a problem, it's usually extensive. Don't ignore these appliances, but make sure they get regular maintenance to prevent water damage.
